What is architectural review?

Making improvements to your home is an exciting part of ownership, and the Association wants the review process to feel clear and approachable. Architectural review is simply the process used to look at proposed exterior changes before work begins. The goal is to help preserve the overall character of Heathrow Hills while supporting thoughtful improvements throughout the community.

Because Heathrow Hills is governed by recorded restrictive covenants, certain exterior changes do require approval before work begins. A helpful rule of thumb is this: if the change can be seen from the street, it is best to submit it for review first. If you are ever unsure, please reach out. It is always easier to talk through a project early than to revisit it after work has started.

When approval is typically needed

Approval is needed for exterior changes or additions that affect the appearance of the home or lot.

Common examples include:

  • Major landscaping or hardscaping changes
  • Tree removal
  • Changes to exterior color, material, or finish
  • Structural additions or removals
  • Fences, pools, and water features
  • Detached exterior structures or similar improvements
When approval may not be needed

Interior changes that are not visible from the outside typically do not require HOA approval.

Routine repair or replacement of an existing exterior feature using the same style, material, finish, and location may also not require formal approval. Even so, homeowners are encouraged to check first if there is any question about whether a request should be submitted. A quick conversation can help avoid delays or misunderstandings.

Permits and city approvals

HOA approval is separate from any permit, code requirement, or approval that may be required by the City of Brentwood or another governmental authority. 

Homeowners should always check city requirements before work begins especially for projects such as additions, decks, covered porches, garages, pools or spas, fences, play structures, retaining walls, and other building expansions.
